78 St James Street is a prime commercial office development located in the heart of London’s West End, one of the city’s most prestigious business districts. The building underwent a high-end office fit-out designed to deliver modern, flexible workspace within a central location, catering to premium commercial tenants and professional occupiers.

As part of these works, Kelly RAC delivered HVAC installation services for Dornan Engineering, including the design coordination, supply, installation and commissioning of a Daikin water-cooled VRV air conditioning system. The system was selected to provide efficient and reliable climate control within the refurbished office space.

Working alongside Axis Engineering and Lawler Consulting, the solution was developed to suit the building’s layout, occupancy requirements and energy performance targets. The Daikin water-cooled VRV system offers accurate temperature control, low noise operation and improved energy efficiency, making it well suited to modern office environments.

Installation works were carried out in coordination with other trades on site, ensuring smooth integration with the building’s existing services and minimal disruption during the fit-out process.
